Why people stay in Kakkanad
Kakkanad is the reason Kochi has a young professional class. Infopark Phase I and II, SmartCity Kochi and the Cochin Special Economic Zone sit here, along with the district Civil Station and Collectorate, spread across wide roads that were laid out for cars rather than people. It sits about 12km east of Ernakulam's waterfront, uphill and inland, and it feels less like the rest of Kochi than anywhere else on this list: glass frontages, coffee chains, gated apartment towers, and a rhythm set entirely by the 9am and 6pm shift changes.
Prices reflect corporate demand rather than tourism, so Sunday and Monday can cost more than Saturday. Business hotels run ₹2,600 to ₹5,000 for a double, serviced apartments ₹2,200 to ₹3,500 with kitchens, and everything drops on weekends when the IT crowd goes home. Eating is the surprise: because tens of thousands of people need lunch daily, the food around Infopark is cheap and good — meals plates ₹110 to ₹150, Malabar biryani ₹180, decent north Indian and Chinese at ₹250 to ₹400, and coffee shops that will let you sit with a laptop for three hours on a ₹150 filter coffee.
At 9pm on a Wednesday the main Infopark road still has traffic, the restaurants along the Seaport–Airport Road are full, and the night-shift buses are running. On a Sunday evening the same road is close to dead by 8.30. There is no walking street, no nightlife beyond a couple of hotel bars closing at 11, and pedestrian infrastructure is thin — you will cross six-lane roads without signals. The Kochi Metro Phase II line to Infopark is under construction, not open; do not plan around it.
Who it suits: anyone here for work, conference delegates, digital nomads who want fast wifi and cheap serviced flats, and travellers who fancy commuting to the city by boat. Who should skip it: leisure travellers on a short trip. You are 45 to 70 minutes from Fort Kochi in the wrong direction, and Kakkanad has no water views, no old town and no beach.
Base yourself either within 1km of Infopark Phase I gate, if your reason for being here is work, or in the Padamugal and Thengode pocket toward the water metro terminal, which is quieter and puts the Vyttila ferry within reach. Expect ₹2,600 to ₹5,000 for corporate hotels, ₹2,200 to ₹3,500 for serviced apartments with kitchenettes, and genuine weekend discounts of 20 to 30 per cent from Friday night. Avoid the far side of Kakkanad toward Thrikkakara and Chembumukku unless you have a car — it looks close on a map and is a ₹150 auto ride from anywhere useful. Also check whether the hotel runs a shuttle to Infopark or Vyttila; several do, and it saves ₹250 a day in autos.
Things to do in Kakkanad
The Kakkanad terminal puts air-conditioned electric boats across the Kadambrayar and Chilavannoor backwaters to Vyttila in roughly 25 minutes for about ₹20 to ₹40. Commuter frequencies mean best service at rush hour. It is the single most pleasant journey available in this part of the city and beats the road by a wide margin in evening traffic.
Between 12.30 and 2pm the restaurants and canteens along the Infopark approach roads serve Kerala meals for ₹110 to ₹150 and biryani for ₹180 to ₹220 to a very large, very fast-moving crowd. Turn up at 1pm for the full experience or 2.15pm for a seat. Cheap, fresh, and nothing whatsoever about it is put on for visitors.
About 4km west of Infopark, this is the temple mythologically tied to the origin of Onam, with a ten-day festival in August or September that fills the surrounding lanes. Outside festival dates it is quiet in the early morning, with a temple pond and old banyans. Autos from Infopark ask ₹90 to ₹130; dress modestly.
The waterway that the water metro crosses runs along Kakkanad's southern flank near Padamugal. Walk or ride out to the bunds beside it around 6pm for mangrove fringe, egrets and a genuine breeze after a hot office day. Take an auto — the roads out have no footpaths and the last stretch is unlit.
The chain cafes along the Seaport–Airport Road and inside the Infopark campuses have the most reliable wifi in greater Kochi and a tolerance for laptop occupation that Fort Kochi cafes lack. Filter coffee around ₹120 to ₹180, sandwiches ₹200 to ₹300. Open from about 9am; quietest between 3 and 5pm.
Ernakulam district's Collectorate and Civil Station sit in Kakkanad, which is where you go for anything official — permits, registrations, certificates. Counters generally work weekday mornings, roughly 10am to 1pm, with queues that reward arriving early. Not a sight, but the reason many visitors end up in Kakkanad at all.

Getting around Kakkanad
From Cochin International Airport, Kakkanad is 25 to 30km by the Seaport–Airport Road, 40 to 60 minutes, ₹1,000 to ₹1,300 by prepaid taxi — one of the easier airport runs in the city. From Ernakulam, buses from Vyttila Mobility Hub, Palarivattom or Kaloor take 25 to 40 minutes for ₹15 to ₹25, and autos ₹250 to ₹350. Best of all is the water metro from Vyttila, 25 minutes and around ₹20 to ₹40, which sidesteps the 6pm road jam entirely. Inside Kakkanad you need autos or a hotel shuttle: distances are 1 to 4km, footpaths are patchy, and the Metro Phase II line to Infopark is still under construction.
Questions about Kakkanad
Not yet. Line 1 runs Aluva to Tripunithura and stops well short; the Phase II extension from JLN Stadium to Infopark Kakkanad is under construction and not open, so ignore any listing that implies metro access. For now the useful public options are buses from Vyttila, Palarivattom and Kaloor, and the water metro from Vyttila.
Honestly, no. It is 45 to 70 minutes from Fort Kochi in the wrong direction, with no waterfront, old town or beach of its own. Stay here if you have meetings at Infopark, a conference, or a long working stay where a ₹2,500 serviced flat with a kitchen matters. Otherwise base in Ernakulam or Fort Kochi.
Because demand here is corporate. Rooms fill Monday to Thursday with contractors and visiting teams, and empty out on Friday. Expect 20 to 30 per cent discounts on Friday and Saturday nights, which is the opposite of Fort Kochi. If your dates are flexible, arrive Friday and you get a business-grade room for guesthouse money.
Take the Seaport–Airport Road north — 25 to 30km, 40 to 60 minutes outside rush hour, ₹1,000 to ₹1,300 for a taxi. Leave an extra 30 minutes if you are travelling between 8.30 and 10am, when the Infopark inbound flow clogs the junctions. Many Kakkanad hotels arrange fixed-price airport cars, usually cheaper than an app at 4am.
